I wanted to take this opportunity to explain some of the benefits of working with a realtor such as myself Obviously, in the end, I am hoping that you will give me a call and allow me to offer my professional services.

| 1. Specialized search. I can pinpoint or broaden the search to meet your criteria. What? Didn't want mobile homes? The yard has to be fenced? Gotta have a view? You only qualify for $226,542.36 and not a penny more? Hate septics? There are so many variables and only a member of the MLS can fine tweek it for you. |
| 2. Show homes. Now it may be tempting as you drive around wasting your precious gas, that you call the agent's number on that sign post planted in the yard. Will they answer the phone? They might be in a meeting 40 miles from that listing. There's no guarantee that you'll get to see that home while you're parked outside. Or you can work with a Realtor, such as myself and I'll arrange the showings and use my gas. But nothing would please an agent more than to double end a transaction and that leads to benefit Number 3. |
| 3. Representation. You want a Realtor, preferrably me, to represent you and only you in a transaction. There's a fine line and it can get blurry if an agent represents both seller and buyer. Can s/he truly represent both your best interests? Maybe, maybe not. What do you think? |
| 4. Consultation. My objective with my clients is to listen and help guide them to their objectives. If they have questions or concerns, it's my job to address them, get the answers or guide them to the sources to have them answered directly. There are so many aspects to finding the right home and many more to then get to closing. I'm here to help you through the process. |
Find an agent you like and work with that person. We all have access to the same information and why would you want to keep explaining yourself over and over with different agents? Are you a veteran real estate ad caller? How many times have you called to find out that great sounding house is in Timbuktu? Or sold. Work with me. I'll do the legwork.
